What is loan refinancing

Another term for refinancing is re-lending. In other words, it is a service provided by a bank that allows a borrower to pay off old loans in any currency using a single new one. What is the purpose of re-lending? Most often, it is used to make loan terms more comfortable—by lowering the annual interest rate or reducing the monthly payment amount by extending the repayment term. In addition, refinancing allows you to combine multiple loans into one.

What is the difference between refinancing and restructuring

Refinancing allows you to close one or more loans from other banks using borrowed funds from another bank or the same one. Simply put, the borrower takes out a new loan to pay off the previous one.

The purpose of restructuring is to revise the terms of an existing loan. While in the former case the client can apply to a third-party bank to use the service, restructuring is carried out exclusively by the organization with which the contract was originally concluded.

Restructuring is applied for when a client faces financial difficulties that make it impossible to make payments in the amount established when the contract was signed.

Depending on the situation, the bank may offer the following restructuring terms:

  • reducing the monthly payment by extending the loan term;
  • writing off interest;
  • reducing the annual interest rate.

Conditions for loan refinancing

Since refinancing differs very little from a standard loan, the conditions for obtaining it look much the same:

  1. The borrower must be employed and able to officially confirm this.
  2. The client's average income allows them to comfortably make loan payments.
  3. The borrower has a positive credit history. In the case of refinancing, even a single payment delay can be grounds for refusal.
  4. The borrower's age must be at least 21 and not more than 65 as of the contract date.
  5. Some banks also require life and health insurance.

How refinancing works and what documents are required

Refinancing is essentially the issuance of a targeted loan. Therefore, the procedure is quite similar. The client needs to review the refinancing terms at each bank and choose the most preferred one. Then, they will need to submit a package of documents:

  • passport;
  • A INSURANCE NUMBER (SNILS);
  • an employment verification letter or certified copy of the work record book;
  • a 2-NDFL income certificate;
  • the loan agreement with the previous bank;
  • a certificate of the remaining loan debt.

If the client applies for mortgage refinancing, after the application is approved, they will also need to submit documents for the collateral property to the bank:

  • The apartment purchase and sale agreement;
  • the certificate confirming ownership;
  • the cadastral passport;
  • the loan agreement with the payment schedule;
  • the insurance policy;
  • Form F40 certificate containing information on the registration of the borrower and all individuals registered in the mortgaged apartment.
  • a statement from the billing center confirming no utility debt.

Loan refinancing at popular banks in Moscow

And while not all Russian banks are ready to offer refinancing, the list of institutions you can turn to for help is quite large. Let's look at the refinancing conditions in Russia's most popular commercial banks.

Sberbank

The main state-owned bank allows its borrowers to profitably refinance almost all types of loans: consumer loans, car loans, mortgages for newly built or secondary housing, and credit cards. At the same time, the conditions are more than attractive:

  • interest rate from 11.4% to 19.9% per annum depending on the loan amount;
  • possible refinancing term — up to 5 years;
  • amount — up to 3 million RUB.

To submit an application at a bank branch, the borrower will need to have a passport and a loan statement if the loan was taken from another bank, as well as a 2-NDFL income certificate if the client plans to additionally borrow an amount exceeding 300 thousand RUB.

VTB

At VTB, the debt refinancing conditions are even more attractive:

  • interest rate — from 6.4% to 17.6%;
  • loan term — from 6 months to 7 years for salary project clients, and from 6 months to 5 years for other individuals;
  • amount — from 50 thousand to 5 million RUB.

Depending on the client's status, they may need the following documents: a passport, SNILS, a 2-NDFL income certificate or a bank-format certificate to confirm income, and the details of the other bank to repay the loan.

Pochta Bank

Terms:

  • interest rate — from 5.9% to 11.9%;
  • loan term — from 3 to 5 years;
  • amount — from 50 thousand to 4 million RUB.

As in the previous case, the borrower will need to provide a passport, SNILS, and a 2-NDFL certificate or bank-format certificate to confirm income.

Alfa-Bank

Alfa-Bank offers some of the most favorable refinancing conditions on the banking services market. In addition, you can apply for refinancing either at a bank branch or in your online banking account or mobile app:

  • interest rate — 6.5% per annum;
  • refinancing term — from 2 to 7 years;
  • amount — from 100 thousand to 3 million RUB.

Moreover, the institution imposes quite loyal requirements on the borrower: the client's age must be at least 21 years, salary at least 10 thousand RUB after taxes, and continuous work experience at least 3 months.

To submit an online application, the borrower will only need a passport and a second document of their choice (this can be a international passport, driver's license, INN, SNILS, compulsory medical insurance policy, or a debit or credit card from any bank).

Why refinancing may be denied

The main reason for refusal of refinancing in Russia is the borrower's low solvency. For example, when their earnings have dropped and the monthly payment exceeds 60% of their total income. The bank may refuse refinancing if the client has regularly fallen behind on payments or if legal proceedings have been initiated against them.

It is impossible to refinance a mortgage if the collateral property has fallen into disrepair: unauthorized remodeling was carried out, or the housing was declared rundown.

Pros and cons of refinancing

Refinancing is a controversial service. Therefore, before you start submitting applications to banks, we recommend carefully weighing all the pros and cons.

Advantages of refinancing:

  1. The opportunity to reduce the interest rate on debt by taking a new loan under current conditions.
  2. The opportunity to combine multiple loans into one.
  3. A reduction in the monthly payment by getting a loan for a longer term, which helps lower the debt burden.
  4. If a loan was taken against property collateral, such as a mortgage or car loan, refinancing allows you to lift the encumbrance.
  5. By refinancing an old loan with a new bank, the client can also transfer their accounts and deposits there.

Disadvantages of refinancing:

  1. Refinancing always entails additional expenses for the borrower. At a minimum, they need to pay a commission for repaying the loan in another bank, an appraisal of the collateral property in the case of a mortgage or car loan, and an application review fee.
  2. Refinancing inevitably involves paperwork. The borrower will have to re-collect the documents they previously provided to the previous lender. In the case of collateral property, things are even more complicated.
  3. High requirements for borrowers.
  4. Age restrictions. Banks are reluctant to approve refinancing for very young or, conversely, elderly borrowers.

Refinancing is one of the measures to help borrowers who find themselves in a difficult financial situation. And you have every chance of a positive decision from the bank if you have proven yourself to be a reliable and responsible payer. Conversely, if you have had overdue payments and lawsuits in the past due to failure to fulfill loan obligations, the institution will most likely refuse to refinance you.
